We primarily use Fixed Fees based on the defined scope of work. This ensures you know the exact cost of our drawing services upfront, allowing you to budget with confidence.
- Transparency: No hidden costs. Your fee covers all drafting, revisions (within the agreed scope), and submission management for the specific package purchased.
- Value: We aim to provide exceptional technical detail that minimizes errors on-site and streamlines the regulatory approval process—saving you time and money in the long run.
- Fixed Fee Advantage: Unlike a percentage fee based on build cost, our fee is fixed and will not increase if your construction budget goes up (unless the project scope changes).

Measured Survey
The essential first step for any project. We visit the site to accurately measure the existing building and/or land. This involves documenting all relevant dimensions, structural features, openings, and services. This meticulous survey forms the accurate foundation upon which all subsequent design work is based, ensuring precision and compliance from the start.

Existing Drawings
Utilizing the data gathered during the Measured Survey and photographic records, we create a detailed, digital set of ‘Existing Drawings’. These usually include floor plans, elevations, and sections, providing a clear, verifiable record of the current property. These drawings are crucial for both informing the new design and for submission to local authorities.

Sketch Scheme
This is the exciting, creative phase where we translate your brief and ideas into design proposals. We explore various options, developing initial concept plans, layouts, and external appearances. This collaborative stage involves discussions and revisions to refine the design until we arrive at a clear, functional, and aesthetically pleasing direction that meets your requirements and budget.

Planning Drawing
Once the Sketch Scheme is approved, we formalise the design into a set of professional drawings suitable for a Planning Application (where required). These drawings clearly illustrate the proposed changes, including site plans, detailed floor plans, elevations, and sections, along with any necessary supporting documents and design access statements, ensuring a smooth submission process. After you have reviewed and confirmed that these drawings align with your vision, I will manage the formal submission to the planning department on your behalf.
05.
Building Regulations Drawings
Following Planning Approval, we produce the highly detailed technical package required for construction and compliance with UK Building Regulations. These drawings go beyond aesthetics, specifying materials, construction methods, thermal performance, fire safety, and structural requirements. This package will include dimensioned plans, sections, and elevations, along with details through key elements and material specifications tailored to the project’s requirements. This comprehensive package is necessary for obtaining statutory approval and for providing the contractor with the necessary information to accurately price and build the project.
